How a defensible inspection record gets built — illustrated

A inspection record is only useful if it is complete, dated, and hard to dispute — which really means three things have to be true: every area was actually visited, each finding carries a photo, and the whole thing can be handed over as one document. This tool enforces that by pre-seeding a fixed checklist of 8 rooms covering 42 checkable areas, so nothing gets skipped by accident. Each area takes one of three verdicts — good, needs repair, or damaged — and you can attach photos to any finding. Photos are downscaled to a maximum 800 px on the long edge and re-encoded as JPEG at quality 0.7 before they ever touch the report, which keeps a full-house report small enough to email or print. Because everything stays in your browser, the report is assembled locally too; saved snapshots (up to 5) let you pause a walkthrough and come back to it without losing findings.

The checklist is pre-seeded, not free-form: 8 rooms × their standard areas = 42 items, so coverage is provable rather than a matter of memory.

Worked example

A landlord photographs a two-bed flat at move-out. She works through all 8 rooms, marks 31 areas good, 8 as needing repair, and 3 as damaged, attaching 14 photos to the disputed items.

  1. Areas checked:8 rooms · 42 items (all pre-seeded)
  2. Verdicts recorded:31 good · 8 needs repair · 3 damaged
  3. Photos attached:14, each capped at 800 px long edge
  4. Re-encoded locally:JPEG quality 0.7 — no upload
  5. Summary in report:counts rendered per status
  6. Output:one dated, printable HTML report
